RV Park and Guest Hotel Cancellation Policy

 We hope that you never have to cancel your stay, but if you do, here is what you can expect:
                

RV Park

• At time of booking, we charge a minimum of the first night’s fee as a deposit.  Any balance due may be paid in cash, check or credit card at the time of check in. 
• Refunds will not be issued for RV early departures.
• Refunds will not be issued for bad weather, bugs, or other naturally occurring      conditions. RV Camping is an outdoor activity.

Non-Holiday or Non-Event Weekends

• If you cancel and can give us at least a week's notice before your scheduled      arrival, we will refund the amount charged less the $25 non-refundable      deposit.
• If we receive your cancellation 3 to 6 days before your scheduled arrival, you      are subject to owning the first night plus applicable taxes and booking fees and this will be billed to your credit card on file.
• If we receive your cancellation within 72 hours of your scheduled arrival, you      are subject to owning 1/2 of the original reservation including taxes and      booking fees.
• Reservations not checked in by 10am the morning following your scheduled arrival date will be released without refund. You are subject to owing the entire      balance of original booking if we do not hear from you.

Festival and Holiday Weekend:

• Festival and Holiday Weekend (See following Special Notes for Bean Fest):     Reservations require a 3-night minimum stay. All other cancellation policies remain the same.
• BEAN FEST Weekend: We have received too many last-minute cancellations or      No-Shows that we have been forced to tighten our policy regarding this yearly event.
  • At time of booking, RV guests will be charged ½ of the cost of the       reservation.
  • If  you cancel and can give us at least a week's notice before your scheduled       arrival, we will refund the amount charged less the $25 non-refundable       deposit.
  • If you cancel the week of Bean Fest, you will forfeit your entire deposit.

Motel and Cabins

Non-Holiday or Non-Event Weekends

• At time of booking, we require a $25 deposit be placed on a credit card that      we will keep on file. Although not required, a guest may pay the full amount during the booking process. Any due balance may be paid in cash, check or credit card at the time of check in.
• If you cancel and can give us at least a 48-hour notice before your scheduled      arrival, we will refund the amount billed less a $25 cancellation fee.
• If we receive your cancellation less than 24 hours of your scheduled arrival,      you will be responsible for first night’s charges plus taxes and booking fees.
• Reservations not checked in by 10am the morning following your scheduled arrival date will be released without refund. You are subject to owing the entire      balance of original booking if we do not hear from you.
• Early Departure Refunds: If you need to leave early, give us at least a 24-hour notice and only the $25 cancellation fee will apply. Same day cancellations, you will be responsible for the nights charges plus taxes unless we can re-book the      room.
• Refunds will not be issued for bad weather, bugs, or other naturally occurring      conditions

Festival and Holiday Weekend (See Special Note for Bean Fest): Reservations require a 2-night minimum stay. At time of reservation, we will charge a non-refundable $25 deposit. Balance of reservation is due 7 days prior to event. If payment is not received (or arrangements made), your reservation is subject to cancellation. Cancellations made 3 to 6 days prior to stay will be responsible for ½ total charges. No refunds will be given for cancellations made within 2 days of stay. 

• BEAN  FEST Weekend: We have received too many last-minute cancellations or      No-Shows that we have been forced to tighten our policy regarding this yearly event.
  • At time of booking, Motel guests will be charged ½ of the cost of the       reservation.
  • If  you cancel and can give us at least a week's notice before your scheduled       arrival, we will refund the amount charged less the $25 non-refundable       deposit.
  • If we receive your cancellation 3 to 6 days before your scheduled arrival,       you are subject to owning the first night plus applicable taxes and booking fees and this will be billed to your credit card on file.

 At time of Booking, you will be asked to sign the following: 

• By signing the below, for payments made by credit card, guest(s) agrees to pay the above total amount according to the card issuer agreement and authorize any previously charged amounts.
• By signing below, guest(s) agrees to hold harmless the property, its agents, and affiliates for any damage, injury, death, or acts of nature that may occur from use or occupation of the property. Use of property amenities and facilities are used solely at the discretion and risk of the guest(s) and the property is not liable for misuse of amenities resulting in any damage or injury.
• By signing below, guest(s) acknowledges that they have read and agree to adhere to the property rules and regulations. Guest(s) understand that rules and regulations apply to all members or visitors of their party, and not adhering to the rules and regulations may result in the party being asked to vacate the property without a refund. Leisure Resort is privately owned and operated and reserves the right to refuse service to anyone.
• By signing the below, guest(s) acknowledges that no refunds will be given for early departures or acts of nature.
• By signing the below, guest(s) agree to pay for all damages or additional cleaning fees.
